Infrared Scan Inspection

North Carolina & South Carolina Home Inspection Services

Irrigation SystemAn infrared scan, or thermal imaging can be performed with home inspections to detect hidden issues by visualizing surface temperature variations. It can uncover problems that are not visible to the naked eye, such as moisture intrusion, electrical hazards, and insulation deficiencies, helping homeowners or buyers avoid costly repairs later.

All of our certified infrared inspectors are trained on where and what to look for in key areas of the home and provide clear thermography images. Infrared imaging provides valuable information relating to otherwise inaccessible areas of a residential building.

What Is An Infrared Inspection and Why Perform One

Getting an infrared scan is essentially about gaining "X-ray-like" insight into a property’s health without any demolition. While standard inspections rely on what an inspector can physically see, thermal imaging detects surface temperature variations that signal deep-rooted problems hidden behind walls, under floors, or in ceilings.

What Infrared Scans Detect

Infrared scans work by identifying temperature anomalies in a home, where warmer areas often appear as white or red and cooler areas as blue or yellow on the thermal image. These variations can indicate a range of underlying problems such as:

Hidden Moisture, Leaks & Mold Growth: Water absorbs heat differently than dry materials, so damp spots from roof leaks, plumbing issues, or foundation seepage appear as cool areas on the scan.

Missing or Damaged Insulation: Technology can pinpoint gaps or areas of insufficient insulation in walls, ceilings, and attics, which leads to energy loss and can affect the home's energy efficiency.

Electrical Defects: Overheating components like circuit breakers, loose connections, or overloaded circuits show up as "hot spots," indicating potential fire hazards that need professional attention.

HVAC and Duct System Concerns: Inspectors can identify air leaks in ductwork, blocked vents, or general inefficiencies in the heating and cooling systems.
